Greasy Tony asked: My parents are thinking of selling thier home and relocating. What are the risks as retired seniors with the bad stock and realestate market? With the tight lending standards, what are thier chances of even getting a loan at their age?
They have good credit and good equity in thier current home. But not too much income.

Jaysh asked: I would like to borrow a large sum ($100,000) to build a house. Is there any lender that would accept a payment scheme based on yearly payments rather than monthly payments? For example, I could pay $10,000. every April 15th until the loan and interest were paid. Does anyone know of any lending institution/person who works with unusual terms such as that?
My credit history is good, but because I own this second property (on which I intend to build the house), I have a high loan to income ratio which makes it difficult to get a standard loan.

I have a mortgage with 6.375% interest rate with Chase, I have contacted another lending company that can offer me 5.375% interest rate through the same company- Chase. He told me though that if I would call Chase directly they would not be able to offer me this low rate because they work “al par”? what does this mean? how does this work?

I’ve received the paperwork for my mortgage and the loan amount in the good faith estimate is $275.5k but the truth in lending disclosure says that the amount financed is 270.7k. Is there something funny going on here?

My wife and I both enjoy excellent credit and we desire to purchase a doublewide manufactured home. However, there seems to be a problem with finding lenders for manufactured homes. One lender offered us 25 yrs at 11% with 10% down. Thats insane to me. Our credit scores ( high 700s) calls for a rate far lower even if it is a manufactured home.
Can someone out there with experience help us? We need some lending institutions that WILL finance a manufactured home so we can find the best rate possible.
